my name is Jose Perez and I currently work with coldwell banker residential located at 367 Chestnut Street in Union New Jersey we’re going to be looking at the market for Union what we’re going to be doing today is going to be looking at the Garden State MLS we’re going to pull our data from this website and then we’re going to input that information into our charts and we’re going to look and see how the market is for the Union Township all right so we’re we’re now on the garden state and the way we do it is we go ahead and click residential will select the county will go into the township of Union we’re going to unselect these items here and we’re going to use the soul selection and since we are looking for properties that sold on februari to to finish our chart we’re going to use the commencing data februari the first and then ending date of februari the 29th of 2016 everything else is going to stay open we’re going to get all the properties that saw within that month we’re going to click search and as you can see here there’s 38 records 38 properties that sold ok this is the listing price and this is the sole price what we’re looking at is for the sole price and we have 38 properties the way we do this is we’re going to add all these properties and then divide it by the number 38 which is the amount of properties that so and we’re going to get our average all right so now I’m just going to go ahead and do this put that information on my chart and then we’re going to come back and and see how the chart looks like okay now that we have our data into our chart let’s take a quick look and see how it shows throughout the throughout the chart if you notice here I have marked in red the lowest points for the pad for years okay and the lowest point was back into january or march of 2012 our next lowest point was on februari of 2013 okay if you connect the end I call these low lower points I call them support okay if you connect the line on all these lower points here you will notice that the line would show the show you the market has to wear is a coin and it shows it shows that it’s actually going on an uptrend rather than in on a downtrend same thing goes for the highest points here okay the highest point in the past four years it’s been on January 2016 which we see that the average selling price for the Union Township was 288 thousand dollars which is great actually alright again if you connect these points I call them resistance if you call these if you connect them you’re going to see again the line going up rather than down another way to look at it is if you compare two thousand at the average sale price of 2015 in 2014 2014 be in the pink line in the yellow line be in 2015 you will notice you look at the at the line for the average sale price on $250,000 you will notice that the yellow line starts on above the 250 while the the pink line starts under and it’s and it doesn’t break through until July of 2014 while on 2015 it was just going right above it and bouncing back and forth and it went under under again on october but it’s just been going up okay it’s just been above the 250,000 so comparing 2014 2015 2015 shows that the market has actually been on an uptrend and and that’s what it’s currently showing according to the chart well I would like to thank you for the time and opportunity if you have any questions in regards to this this video please by all means send me a note uh you can write me a comment right below this video I’ll have my information my phone number my my website right underneath this video so please feel free to contact me if you have any other questions or if you would like to have a comparative marketing analysis of your property to really know what the what you properly could be selling for in today’s market by all means please feel free to call me I’ll be more than happy to provide that over to you without any charge keep in mind there are no obligations in any of my meetings thank you again for the opportunity and if you happen to have liked this video please by all means give me a thumbs up or greatly appreciate it and please don’t forget to subscribe to my youtube channel for more videos that i will be uploading pretty soon alright thank you so much and until next month which i will be uploading the the market for march so just keep an eye on that alright have a great day thank you so much take care you
