The real estate market in Central Texas remains strong


(Amanda laughing) Of course let’s talk real estate, joining me in the studio, she’s one of the top real estate agents here in central Texas, and really from what I read on your website, across America. Tiffanye, joining us, Harrell, joining us in the studio, hi! TIFFANYE: Hello. Yeah, tell us about the market in Waco and what’s going on. So, the market is Waco is doing well. Of course the TV show brought tons of people to Waco. BRIAN: Has it really made a big impact on everything? Oh, definitely. AMANDA: Yeah. I mean everyone’s looking for a farmhouse home! AMANDA: Yeah. (laughter) So, the market is definitely up, and people are still buying and selling. Yeah? For sure! That’s awesome. Now, have you seen that the expectations of, when you buy a home, it’s gonna be just want you want! Or can you look past the shag carpet, can you look past the popcorn ceilings? Are people willing to put the time in to redo some of these homes? Yes and no, I mean, it definitely takes somebody walking in, that has an eye for it, to walk in and be like, “Oh, yeah!” “I can change this and make this how I want!” But for the most part, people come in and they want that, fixer upper farmhouse home that they- AMANDA: The after picture TIFFANYE: See. Yes. Yes, they want the after picture. I don’t have the tools, or the knowledge to redo anything. I can, I can have the vision, but I can’t do anything. BRIAN: Yeah. I mean. Earlier we visited a home that you have for sale, and we wanted to kinda get an idea of what the typical home looks like maybe here that you represent. And I want you to walk me through here. And we talked about what areas of the home, is what people are lookin’ like, the kitchen, let’s kind of, take me through this home. TIFFANYE: Yeah, so, open floor plan, is a really big concept trait now for home buyers. An island, eat at bar, AMANDA: The finishes, dark cabinets. BRIAN: Yeah. The kitchen, the cabinetry. I mean, for me personally, like, I’m more of a- Look at that huge closet by the way. TIFFANYE: Pantry. AMANDA: Oh, that’s the pantry. BRIAN: Oh, that’s the pantry, I’m sorry. TIFFANYE: Yes, a walk-in pantry. And yes, grays, black and white are very in right now. Granite counter tops, are definitely a plus right now whenever buying a home. AMANDA: Would you advise sellers to redo in those colors or just get some neutrals going before they put it on the market? TIFFANYE: I wouldn’t really say change your home, AMANDA: Okay. TIFFANYE: As far as going in and painting it from what it is, but if you’re building a home, or if you’re remodeling a home, I would suggest going with the neutrals and the black and whites. AMANDA: Okay. BRIAN: You know, what are some of the top tips right now, that you would recommend someone if they’re getting ready to sell their home? What would you suggest they do? I call it declutter, and you said, “Well,” “That could be offensive.” Yeah, sometimes saying declutter can be a little offensive to people because people think, “Well,” “My home’s not cluttered!” But yes, pre-pack, Pre-pack your home. Get everything out of the way that you don’t want people to see. People are going to walk through your home, and they’re going to see all of your stuff. And, so definitely, declutter, pre-pack, get it all out of the way. What about family photos? Should we take those down or is it fine to leave it? I suggest taking them down. Okay. Yeah. There you go. Just wondering. Number one spot in the house that people want, is it the kitchen? Focus? Kitchen, and for men, probably the back yard. BRIAN: Back yard for me. Yeah. BRIAN: Outdoor living, of course. So, if someone’s getting ready to buy a home real quickly, what’s one of the first things they should do? I’ve always heard about pre-qualifying , is that still- Yes. Definitely pre-qualify. Get with a lender and get pre-qualified. You don’t want to go look at a home, and not be able to purchase it because you’re not approved for a loan. BRIAN: Oh. (wa wa) That would be a bummer. That would be a bummer. Yeah.
