  1. Are homebuyers in Seattle not overleveraged. I get that banks actually look at credit and income but you can still qualify for a Mortgage that is near 50% of gross pay with 3.5% down on two incomes. If there is a recession with job losses I done see these people being able to continue paying those mortgages. And really no one except foreign buyers are paying all cash.

  2. what a bunch of crap, the NARA loans are just back, anyone can now get a mortgage. Example, the secretary at my work stated "2 years ago we couldn't get more than $200k approved for a new house, we just bought a house for $478k !! yay!" We ask "what changed?" answer "nothing at all, in fact our credit went down since we bought a new jeep and a tent trailer… we have no idea why they approved us for $500k mortgage"

  3. In a recession those people making 200k will be cut first. They will be fighting for wal mart jobs in a couple of years.

  4. The lending is getting looser and looser and higher dti ratios. Its just going to take job losses again or a financial hardship of some sort. People will walk away from thier homes with no skin in the game.

  8. 90% of people do have to prove income to qualify for a loan. It’s much different than it was in 05-08. I am getting ready to sell my home and I will easily have 20% to put down on a $300k home in Couer d’Alene, Idaho.and my credit score will be over 700 yet, I will not be able to qualify for a normal loan without being able to prove my income since I am self-employed. Back in 07 when I bought this home, I didn’t need a 700 credit score, 20% down or the proof of income.
