Real Estate Niches the Top Agents Target | Tips for new agents


many of you don’t know me yet but my
name is robert newman. For 10 years i ran the sales teams for some of southern
california’s top real estate technology companies agent image in Forza and for
the last two years I’ve been slowly but surely trying to work towards being a
full-time blogger. The topics that I talked about or how real estate agents
and professional should present them online. Ways that they can make
themselves money and what they should be doing in today’s world in terms of
Technology and today we’re going to talk about one of the things I am most
passionate about and that is specializing or real estate niches is
the common term for. So, most real estate agents do not specialize. As a
matter of fact if your real estate agent you’re watching this video chances are
strong that you’ve invested heavily in terms of you want to be a generalist. So,
if you live in Los Angeles like I do you want to be able to go to Encino and
reseda in beverly hills and the south bay wherever you want in order to sell
real estate. If you’re working your own sphere of influence that’s fine you can
do that. However if you want to be online and represent yourself online it’s a
horrible mistake. You will get lost in the noise you will never or you’ll have
to spend a lot of money to get leads and most likely you’ll have to spend that money using somebody elses marketing tools like Trulia or zillow as opposed to let’s
say investing in yourself or your own online presence. Developing a reputation
within a very narrow niche which doesn’t cost very much money to do and that’s
what I want to talk about today. So today’s why specialize in a real estate
page so I hope that by now if you’re even watching this you’ve come to
realize just how important online is. So something ridiculous like ninety six
percent of all real estate transactions at this point are in some way touched by
the online world now that could be videos people are watching even people that are dealing with referrals. In other words let’s say you’ve got a client
you’ve been talking to them for years and you just don’t think that they’ll go
to anybody else. Well guess what they’re still looking at houses and they’re
watching online tours, they’re going on YouTube, they’re doing other things in. Each and every single time they engage with one of those platforms and you’re not on it. You risk losing that sale if you’re not online wherever they’re at or if you
cannot direct them to your own tools that offer them the solutions that
they’re looking for. In other words if you fail to plan for your online
marketing strategy you are planning to fail. So this, I spent a video time and
i’m going to say go to my blog and read my latest blog post. it’s easy to
remember it’s inboundREM.com obviously i do all this work that I do
for free it doesn’t cost you anything because I want for people to see
the information that I’m presenting to them which is on my blog and I’m running
running through it on the screen right here and you can see that it’s a really
deep blog post but here’s the part where I want to pause. So, the thing about
specialized is that Google these days in 2017 has taken a lot of energy so that
an average person named profession can actually get found on the internet.
Google’s looking for us they’re looking for that they have an acronym it’s
called EAT expertise Authority interest they want an expert to talk
about the thing that they are an expert at and if you do that in a very minor
way you will beat trulia and zillow for a lot of very defined searches. such as
real estate expert in los feos or malibu beach front real estate. So, the
second you start to get out of searches that are general, so a general search is
like Los Angeles real estate you’re never going to beat the big company
that advertise for that term but you might beat them and probably will beat
them if you’re going for something very specific such as las filas real estate
agent or las filas real estate expert or best los village realtor all those
searches. trulia and zillow really aren’t going to compete for and here’s the
piece of information that you need to know as a real estate agent. Over time
this is from 2014 to 2017 and this search is Sherman Oaks real estate,
sherman oaks california. So this is the search that our research sherman oaks
real estate but you could do this with any search and from 2014 to right now in
2016 the amount of searches using general search terms that’s the big
broad terms is diminishing it’s going away it’s evaporating entirely and what
it’s being replaced with is the specific searches that I’m talking to you about
unfortunately it’s a very big pie and so you are going to be looking at a lot
less searches and you may have been looking at before here’s the good news
all you need to do is a very minimal amount of effort like if you decide on a
couple of good niches you probably would only have to do a video or occasional
like once a month or once every other month blog post on website that you
owned and eventually you’ll end up dominating the search engines. without
any link building, without any fancy SEO, without having to hire a guy like me,
all that stuff won’t need it. If you specialize. so I hope that I’ve made it
convincing enough case that you’re thinking that maybe you want to take a
look at a specialization. If you do this blog post is for you I have listed the
50 most popular blog posts and scattered among these blog posts are agents that
already specialized. so in other words I have websites of people that already
specialize in some of these niches. so i’m going to read them off somewhat fast
or a few of them at these subdivisions condos and high-rises and interesting
one of our condos and high rises. The number one producing agent in all of Los
Angeles Mauricio. He specializes in luxury high-rise
buildings so if he is focusing on an niche. You definitely should to last year
alone he sold 420 million dollars in real-estate 422 million in residential
real estate think about that. Townhomes, luxury homes, ski homes, golf course homes, ranges horse properties, oceanfront. in most of these these niches I know
agents who are doing way better than average way better than average. I’m
going to show you a couple of them Michael tunick an old client of mine. He
specializes in los angeles and las filas but mostly las filas. He doesn’t do very
much he’s mostly a referral agent this is a past sale I pulled off his website. As
you can see here’s a las filas boulevard so it’s right there seventy-five percent
of the sales are in las filas and that is a three square mile area and he makes
ten million dollars in sales over a year and he’s a great guy and if you have
somebody that’s looking for a home I strongly recommended you contact him.
Brian Merrick specializes in nothing but malibu beach front
properties. You can see right here on his website that he focuses almost entirely
malibu. Now like most agents he feels like he has to have other information on
his website so he puts other information up. I wouldn’t do that. He may also have
listings of people that he’s done business with and there they have them
to fall outside the area of Malibu that would be one reason to have these
listings on your home page but even with that I wouldn’t do it I would stick
straight with strictly with Malibu. Mauricio Umansky who I just talked
about okay when you go to his listings still somewhere deep down in here he’s
got like nine pages you will still find that he specializes in luxury high-rise
condominiums here in Los Angeles. There are buildings where he has multiple
listings in the same building when you’re dealing with a very compact
vertical. That’s people that live together people that live in an enclosed
environment like gated communities, luxury high-rise buildings it may take
you a while to develop a reputation in that
space but once you do as long as you’re doing good work your pull of referrals
is guaranteed because the environment is enclosed. here’s somebody that
specializes in Agoura. They do no online marketing except for a podcast and they’ve written a book okay nothing no SEO. Just produced a website and yet I
found them using a search for Agoura hills real estate agents. so with very
minimal amount of effort like putting up a website doing the book they’re coming
up for searches. That are specific to the very cut the areas that they deal in and
mostly they deal in subdivisions and that’s what I like about so they’re not
they’re dealing in cities yes but they’re dealing with subdivisions within
those cities. surely okay so this is what they specialize in like 30-40
subdivision in the three or four cities. The total square mileage is about
20 square miles. If I was in real estate I give serious thought to this because
they come up for searches for some of these searches because they’re not
they’re not even competing for searches. like others when they say they don’t
care they’re going for our vanity or or chateau park townhomes and honestly
they’re getting in front of them with nothing but like a single page on their
website. that’s it all they’ve got just one page they wrote it they put it up
there and they are getting searches back to the site and they’re getting some
traffic and they’ve done no link building no content marketing of any
other kind just build a website that’s it. so that’s pretty rare and it’s a
one-off. like it goes to show you what the power of focusing
really can be. of course one of my favorites Joyce ray she’s luxury all the
way first woman to crack a billion dollars in sales and she focuses mostly
on munchkin homes all over the world if you get to a place in your career where
you can do that great but she does even with that she sticks with cities
that strictly have luxury homes. Luxury in beverly hills east defines eight
million plus and I don’t think she has anything less than that on her website.
so anyway this gives you an understanding of real estate niches. I am
actually in this video because long videos don’t get a huge viewership.
I’m going to tell you and it’s going to be on your screen. Please read the blog
post when you are thinking about changing strategies or something that
you can do in the new year to improve your sales career inside of a real estate
profession. I’m telling you right now that part of your digital marketing
strategy should be a really serious consideration about specialization and
this blog post has 50 different specializations. last thing I want to say
is you don’t have to stick with one you could go with two or three or four like
I said those those folks start from targeting the subdivisions were
targeting 40 but still the target market was subdivisions and a handful of cities.
very defined niche and a very low amount of effort to get results alright I hope
