Northwest Reno Real Estate Market Report March 2019 | Nevada Homes for Sale


– Hi everybody, I’m Phillip Goodman. – I’m Chris Concha. – And we’re from the
Nevada real estate group at Keller Williams Group
One, Inc. in Reno, Nevada. Today Chris and I are gonna take a look at the real estate market
activity for March 2019 in northwest Reno. – So if this is your first time previewing the market reports, hit

wanna miss a single video. Chris are you ready to look
inside market insights? – Let’s do it. (music) – [Phillip] We’re looking at
single family homes in Reno old northwest and Reno northwest suburban for the month of March. Chris, tell us what
happened in Northwest Reno. – [Chris] Units sold in
March were up 25 percent from February and only down
a little from March of 2018. We looked back three years, and saw that March consistently
hovers around 30 to 40 units sold in the northwest. Inventory levels are much higher now than they have been in the last three years. In 2016, 17, and 18, there
was such a mad scramble to acquire affordable housing
that there was hardly any available inventory in these areas because inventory levels are
higher now than last year and there’s not as high of demand. Days to Contract is also
higher than last year. Surprisingly, median prices
have dropped considerably from last year, and even last month. Percent of Ask Received is also down from the summer peak, as it
usually is in the winter since there’s so much
inventory, sellers are eager to move their properties and thus concede more of their asking price. – [Phillip] And for other

select this property for our featured property this month? – [Chris] This property
is a perfect example of what we just talked
about in our report. It’s been on the market
for more than 20 days and the sellers are eager
to get offers, thus, they have reduced their asking price by 2.1 percent to $439,900. – [Phillip] Tell us more
about the property then Chris. – [Chris] It’s a four bedroom, three bath, 2,272 square feet. It was built in 1987 as well. – [Phillip] Chris, for
a 1987 property I like this classic feature of
the sunken living room and looks like they done
some really nice upgrades with the flooring and the windows. – [Chris] Yeah it’s actually one of my favorite things about the house. The laminate flooring looks amazing plus the windows — it really
brings a lot of lighting into this house. Natural sunlight is just
pouring into every room. – [Phillip] Chris it takes
two looks at the kitchen to get a real good understanding
of exactly how much counter and cabinet space
you get with this kitchen. – [Chris] You know, the
photos do no justice. As you can see, there
are a lot of cabinets, a lot of space which is ideal for when you wanna be in the kitchen. Another great feature about this house is actually the master
tub with the great views. – [Phillip] And lastly
Chris, this backyard in pretty good shape, could definitely use a little bit of TLC. – [Chris] I agree, but it
has a lot of potential. – [Phillip] To see more
