July 2019 Real Estate Market Update for Orange County


Hey, there. This is Jeb Smith, Coldwell Banker Residential
Brokerage in Huntington Beach, and I’m back with your July 2019 real estate market report
for Orange County and Huntington Beach. We’re in the middle of summer right now. Historically, we’re past the best time to
list your home on the market and get the most amount of money. As we’ve discussed in prior videos, that time
is normally sometime between April and May, getting the most amount of money, selling
it quickly. During this time of the year, we are generally
starting to see inventory levels rise, buyer demand back off a little bit as we proceed
towards the end of summer. And this year’s not really that much different,
other than what we’ve seen lately is we’ve seen a huge drop in interest rates, which
is almost… well, it has stimulated buyer demand. So buyer demand has started to pick up a little
bit where normally it would have trailed off. We’ve got more buyers coming back to the market. While inventory levels have picked up, there
are still not an exorbitant amount of listings on the markets. There are certain price points, primarily
in Huntington Beach, if your house is under say $800,000 or $850,000, those homes are
moving very, very quickly. They’re selling for top dollar, a lot of times
with multiple offers. And it’s like nothing’s changed in that price
point. Now as you continue to move up in price, which
we’ve discussed in the past, those properties are starting to sit on the market longer,
but those homes are also selling. It’s taking them longer to sell, but those
homes are still moving. So the market, while a lot of people expected
this big trail off in the market or the market to just kind of sit, that really hasn’t taken
place, at least locally in Huntington Beach. There are more and more properties continuing
to come to market. In fact, I have a couple that are coming over
the next couple of weeks, and they’re in kind of that sweet price point, so I expect them
to sell relatively quickly, and probably for top dollar. If you’re thinking of selling, you may not
