[Music] hello guys today I’m here in beautiful Lake Nona it is amazing weather and I will be trying my best to answer this question that a lot of you clients and friends have been asking me every week if not every day is the real estate market about the crash well before I answer that I want to say that uh I will not be giving you my opinion or someone else opinion also my information is based on the facts of my specific market which is Central Florida more specifically Orange County all the data of information on this video I will share with me at the state of Orange County real estate Emilia had a pleasure to attend last month and it was presented by our Rick saying Orange County selected property appraiser and has been in office since 2013 to start out like to mention that in 2019 the total market value for Orange County’s real estate is two hundred and eight point two billion dollars if you compare this to 2013 numbers which was one hundred fifteen billion dollars it’s almost double its market value in the past six years in 2019 alone four point five billion dollars are being invested in new construction that means every single day twelve point three million dollars are being passed brand-new real estate properties we’re accountable sales here only new construction for me this is the most impressive number and the most important as well because we know that if the market is slowing down the new construction is the first one to show and this is not happening here also in 2019 75 million people are visiting Orange County and the reason for that is that we are the only county in the world that has seven major theme parks for water parks sixteen thousand timeshare units eighty eight thousand hotel rooms fifty-three thousand residential condos and 134 thousand a farm in years these numbers are also really impressive and if you’re an investor and you’re thinking of Orlando as a good investment opportunity you’re 100% right whoever is up to seven percent over the last year now with all these numbers going up for the past seven years I can see that we are still in a very affordable market where the median sale price is to around 250,000 well under the national median sale price okay so you’re asking yourself is a crash coming or not well I don’t have a crystal ball but as an investor I will not stop Orlando as long as his numbers stay strong how they’ve been for the past seven years so I hope you liked this video hope it was helpful to you and if you liked it hit the like button don’t forget subscribe to my channel and hit the bell to be notified whenever we have like a new video thank you so much for watching and see you next time [Applause] [Music]
