  7. I don't think you should as an absolute say you cant find deals on the mls, but your right they are few and far between. Even auctions are going high these days. Got to be very creative these days.

  12. ONE OF THE WAYS TO FIND CHEAP OFF MARKET IS KNOWING SOME WELL KNOWN DRUG DEALERS AROUND THE NEIGHBORHOOD THAT ARE CURRENTLY IN LEGAL ISSUES ( ESPECIALLY IF THEY ARE IN PRISON). THEY OR THEIR FAMILY MIGHT BE TIGHT IN BUDGETS AND MAY LIKELY HAVE PROPERTIES THAT THEY ARE WILLING TO SELL DIRT CHEAP TO COMPENSATE FOR THEIR LEGAL ISSUES.

  22. the driving for dollars works really, really well.. just driving around and finding horrible boarded up houses, going to property tax website finding where they send the property tax bill…drive there and leave a note on door… almost every other house i did this i had a call back– the problem i had was they have extremely unrealistic expectations of the worth of house- when i offered 10-30k$ many get very upset , and these house need many 10's of thousands $ in repairs to make livable…. i did this only for a week or so- i guess if i kept at it i would of found a gem eventually.

  24. I have called code enforcement for the county and inquired about condemned properties. Found a 4-Plex that needed a new roof, electrical upgrades, and two water heaters, had positive cash flow within 3 months…
